Hyderabad’s GCC Growth Fuels Commercial, Residential Real Estate Demand: FICCI
Hyderabad, Sept 10 (TNT): Hyderabad’s growing Global Capability Centre (GCC) ecosystem is driving demand for commercial and residential real estate, with the city emerging as a major global capability hub, industry leaders said on Thursday.
The Federation of Indian Chambers of Commerce and Industry (FICCI), in partnership with ANAROCK, organised a conference titled “FICCI India Next Growth Frontier: Hyderabad 2035: India’s Global Capability Capital” and released a report, “Hyderabad – The Rise of a Global Capability Powerhouse.”
Terminus Group Chairman and Managing Director S P Reddy said Hyderabad recorded 5.2 million square feet of commercial space absorption in the first half of 2026, with GCCs accounting for 40-45 per cent of the market. Residential sales also increased 12 per cent year-on-year to 23,700 units, he said.
FICCI Telangana State Council Chairman and Gaja Engineering Founder and Managing Director V V Rama Raju said Hyderabad now has more than 500 GCCs employing over 3 lakh professionals, accounting for around 20 per cent of India’s GCC workforce.
ANAROCK Managing Director Peush Jain said the city has more than 1.4 billion square feet of development and offers infrastructure that supports its position as a global investment destination.
Industry leaders said Hyderabad’s GCC ecosystem was moving beyond cost arbitrage towards strategic value creation, with companies increasingly focusing on talent, continuous learning and ownership of high-value projects.
They said the shift was creating demand for larger, future-ready commercial spaces equipped to support AI hubs, engineering centres and product development operations. The discussions also highlighted the need for GCC-ready and AI-skilled talent, improved last-mile connectivity and proactive urban planning to sustain the city’s growth.
