South Delhi luxury floor prices rise up to 21 pc in Q2 2026: Report

New Delhi, Aug 11 (TNT): Prices of luxury independent floors in South Delhi rose by 6 to 21 per cent year-on-year during April-June 2026, despite geopolitical tensions and a slowdown in real estate demand across major Indian cities, according to a report by Golden Growth Fund (GGF).

The report said prices in Category A colonies increased by 20-21 per cent during the quarter.

The price of a 2,500 sq ft floor rose from Rs 16-22 crore in Q2 2025 to Rs 18-28 crore in Q2 2026, registering a 21 per cent increase.

Similarly, the price of a 6,000 sq ft floor increased by 20 per cent, from Rs 36-45 crore to Rs 41-56 crore during the period. The average price of a 6,000 sq ft floor in Category A colonies stood at Rs 48.5 crore in Q2 2026, the report stated.

In Category B colonies, prices of 2,500 sq ft floors increased by 10 per cent year-on-year, from Rs 8.5-11 crore to Rs 9-12.5 crore. Prices of 3,200 sq ft floors rose by six per cent, from Rs 13-18 crore to Rs 14-19 crore.

Category A colonies include Mayfair Garden, Panchsheel Park, Anand Niketan, Vasant Vihar, Shanti Niketan, Westend, Chanakyapuri, Golf Links, Jor Bagh and Sundar Nagar, among others. Category B colonies include Chirag Enclave, Anand Lok, Greater Kailash, Green Park, Gulmohar Park, Niti Bagh, Defence Colony and Safdarjung Enclave, the report revealed.

Ankur Jalan, CEO, Golden Growth Fund, said the South Delhi residential market continued to demonstrate structural resilience, with sustained demand amid limited supply.

He attributed the price momentum to premiumisation, redevelopment and increasing demand from high-net-worth individuals and non-resident Indians.

Jalan said geopolitical tensions in West Asia were also prompting some NRIs and HNIs to shift investments from the Middle East to South Delhi, citing the perceived safety of investments, capital appreciation and rental potential.

According to the report, around 18,500 plots are available across 42 Category A and B colonies in South Delhi, with redevelopment potential estimated at Rs 6.5 lakh crore.

The Municipal Corporation of Delhi has classified colonies into eight categories — A to H — with circle rates, property tax rates and stamp duty charges for property registration linked to these classifications.

Golden Growth Fund is a Category II real estate-focused Alternative Investment Fund specialising in investments in South and Lutyens’ Delhi.
