Hyderabad residential registrations rise 11% MoM in July: Knight Frank
Hyderabad, Aug 19 (TNT): Residential property registrations in Hyderabad rose 11 per cent month-on-month (MoM) in July 2026 to 6,166 units, indicating stabilisation in the market after fluctuations in the previous two months, according to Knight Frank India’s latest assessment report released on Wednesday.
The number of registrations increased marginally by 1 per cent year-on-year (YoY). In terms of value, properties worth Rs 4,447 crore were registered during July, up 7 per cent both YoY and MoM,, the report stated.
Knight Frank said the sequential improvement in July indicates that registration activity has largely normalised following the surge in May and subsequent correction in June associated with the revision in guidance values.
Cumulatively, 44,158 residential properties were registered during January-July 2026, registering a 4 per cent YoY increase.
The total value of registered properties during the period stood at Rs 30,847 crore, up 6 per cent YoY, indicating sustained underlying demand in Hyderabad’s residential market.
The Hyderabad residential market, as assessed by Knight Frank, covers Hyderabad, Medchal-Malkajgiri, Rangareddy and Sangareddy districts and includes transactions in both primary and secondary markets.
Knight Frank India Chairman and Managing Director Shishir Baijal said July’s registration trends indicated that Hyderabad’s residential market had moved into a more stable phase following volatility in the previous two months.
He said the 5 per cent YoY growth in registrations in both the premium and mid segments, along with a 10 per cent increase in transaction value for homes priced above Rs 1 crore, highlighted continued buyer confidence and the depth of demand in the market.
With registrations rising 4 per cent and transaction values increasing 6 per cent during January-July 2026, the underlying residential market continued to demonstrate resilience, supported by a strong employment base and sustained end-user demand, Baijal said.
Ticket size
Demand strengthened across the mid and premium housing segments in July. Registrations of homes priced above Rs 1 crore and those in the Rs 50 lakh-Rs 1 crore category increased 5 per cent each YoY, while registrations in the below Rs 50 lakh segment declined 3 per cent.
The premium segment accounted for 50 per cent of the total transaction value in July, up from 48 per cent a year earlier. Its share of total registrations also increased to 20 per cent from 19 per cent.
The affordable segment, comprising homes priced below Rs 50 lakh, remained the largest contributor to transaction volumes with a 54 per cent share, although its share declined from 56 per cent in July 2025.
Unit size
Homes measuring between 1,000 and 2,000 sq ft accounted for 66 per cent of total registrations in July 2026, compared with 68 per cent a year earlier.
Properties measuring 500-1,000 sq ft accounted for 15 per cent of registrations, while units between 2,000 and 3,000 sq ft contributed 13 per cent. Properties above 3,000 sq ft accounted for 4 per cent of registrations.
District-wise registrations
Rangareddy accounted for the largest share of residential registrations in July at 43 per cent, followed closely by Medchal-Malkajgiri at 42 per cent. Hyderabad district accounted for the remaining 15 per cent of registrations.
Knight Frank said the July data pointed to a return to more stable registration activity, with sustained demand in the mid and premium segments supporting the overall residential market.
