Hyderabad, Apr 1 (TNT) : iSprout , a leading managed and enterprise-driven workspace provider, on Wednesday strengthened its presence in the flexible workspace segment with the launch of a 5.6 lakh sq ft enterprise-grade managed office facility at Minaas Towers here, targeting growing demand from global capability centres (GCCs) and large enterprises.
With this addition, the company’s total portfolio in Hyderabad has crossed 17 lakh sq ft, reinforcing the city’s position as a key growth market amid rising demand for scalable and custom-built office infrastructure.
The new facility, housed in a 20-storey commercial complex, is designed to cater to enterprises seeking plug-and-play yet fully customised workspaces, offering personalised layouts, branded environments and flexible expansion options, the company said in a release here.
The expansion comes at a time when India’s flexible workspace market is witnessing strong traction from GCCs and multinational firms looking for faster go-to-market timelines and asset-light real estate strategies.
iSprout, which now operates 26 centres across eight cities with a total portfolio of over 23.8 lakh sq ft, serves more than 350 companies spanning Fortune 500 firms, multinational corporations, GCCs and high-growth startups.
Speaking on the development, CEO and Co-founder Sundari Patibandla said Hyderabad continues to be a strategic market driven by enterprise demand for managed workspaces, adding that the company’s model enables businesses to scale quickly while outsourcing end-to-end workspace management.
Co-founder and CSO Sreenivas Tirdhala said demand for customised enterprise offices in Hyderabad has been rising, with nearly half of the newly launched facility already leased, indicating strong pre-commitment from occupiers.
The company is increasingly focusing on long-term lease agreements and large-seat occupancies ranging from 100 to over 3,000 seats, a strategy aimed at ensuring revenue stability while building large-format enterprise campuses.
Industry observers note that Hyderabad’s robust infrastructure, talent pool and connectivity to IT hubs such as HITEC City and Gachibowli continue to attract GCC investments, further boosting demand for enterprise-grade flexible workspaces.
iSprout’s managed office portfolio has grown sharply from 14,000 seats in FY24 to 43,000 seats by FY26, reflecting strong enterprise adoption and a shift towards flexible, technology-enabled office solutions.
The company said it will continue to invest in large-scale campuses and integrated workspace solutions as it seeks to consolidate its position in India’s evolving commercial real estate and flex workspace market.
