Hyderabad residential registrations decline 9% in August, premium housing retains momentum: Knight Frank
Hyderabad, Sept 24 (TNT) : Residential property registrations in Hyderabad declined 9 per cent year-on-year to 5,937 units in August 2026, while the total transaction value remained relatively stable at ₹4,576 crore, according to a report released by Knight Frank India.
The number of registrations also declined four per cent month-on-month, while transaction value increased three per cent over the previous month.
The weighted average transaction price rose 8 per cent year-on-year to ₹4,964 per sq ft, indicating continued demand for premium properties, the report stated.
Cumulatively, 50,095 residential properties worth ₹35,423 crore were registered between January and August 2026, registering a two per cent increase in volume and six per cent growth in transaction value over the corresponding period last year, the report revealed.
Shishir Baijal, International Partner, Chairman and Managing Director, Knight Frank India, said the Hyderabad residential market was adjusting following the revision of guidance values that came into effect in June 2026.
Despite the correction in registration volumes in August, the cumulative value of registered properties remained positive, with premium properties continuing to show stability, he said.
The underlying market remained supported by steady end-user demand and an expanding employment base.
In the ticket-size segment, registrations declined across all three categories in August. Properties priced below ₹50 lakh recorded a 12 per cent decline, while registrations in the ₹50 lakh-₹1 crore category fell five per cent. Registrations of properties priced above ₹1 crore declined eight per cent. However, transaction value in the above-₹1 crore segment increased two per cent, with its share of total transaction value rising from 51 per cent to 54 per cent.
Homes priced below ₹50 lakh accounted for 52 per cent of registrations, followed by the ₹50 lakh-₹1 crore segment at 26 per cent and properties above ₹1 crore at 22 per cent.
In terms of unit size, homes measuring 1,000-2,000 sq ft accounted for 66 per cent of registrations in August, while properties larger than 2,000 sq ft accounted for 18 per cent.
At the district level, Rangareddy accounted for 47 per cent of registrations, followed by Medchal-Malkajgiri at 39 per cent and Hyderabad district at 14 per cent.
Rangareddy recorded the highest weighted average transaction price at ₹5,793 per sq ft, up 11 per cent year-on-year, while Sangareddy recorded a 10 per cent increase to ₹3,052 per sq ft. Medchal-Malkajgiri recorded a seven per cent increase to ₹3,772 per sq ft.
The report also noted continued activity in the premium segment, with all of the top five transactions in August involving properties valued at around ₹10 crore or more.
Three were registered in western Rangareddy and two in central Hyderabad.
