Telangana’s economic growth fuels housing demand among first-time buyers: Aadhar Housing Finance

Hyderabad, Aug 26 (TNT): Telangana’s economic expansion, driven by the growth of IT, pharmaceuticals, defence and aerospace, food processing and global capability centres (GCCs), is creating new employment opportunities and strengthening housing demand among young and first-time homebuyers, Aadhar Housing Finance said on Wednesday.

The state’s Telangana Rising 2047 vision targets a USD 1 trillion economy by 2034 and USD 3 trillion by 2047, with economic activity expected to expand beyond Hyderabad through manufacturing, services and rural and peri-urban development, the company said in a release here.

Telangana has 4.35 crore people across 1.14 crore households, with youth accounting for 24.8 per cent of the population, it said.

The expansion of GCCs, infrastructure development and initiatives such as Bharat Future City and planned metro expansion are expected to create new employment and residential corridors across the state, according to Aadhar Housing Finance.

Rising employment and incomes are translating into stronger homeownership aspirations among young professionals, salaried households, entrepreneurs and first-time buyers, it said.

Hyderabad recorded residential sales worth Rs 4.77 lakh crore between 2021 and 2025, reflecting sustained housing demand, the company said.

Aadhar Housing Finance said it recorded growth in assets under management (AUM) across Telangana during FY2025-26, supported by increasing demand for formal housing finance among low-income and middle-income households.

“Telangana’s economic expansion and Hyderabad’s emergence as a major employment hub are creating a strong foundation for housing demand. As new economic and infrastructure corridors develop across the state, aspirations for homeownership are extending to a wider set of first-time and middle-income buyers,” Managing Director and CEO Rishi Anand said.

The growing focus on low-income group (LIG) and affordable housing further reinforces the need to make formal housing finance more accessible, he said.

Aadhar Housing Finance Chief Operating Officer Anil Nair said growing employment opportunities and incomes across Telangana were prompting customers to seek housing finance solutions to support different stages of their homeownership journey.

The company’s focus remained on providing customer-centric solutions enabling families to purchase, construct or expand their homes while making formal housing finance more accessible across emerging markets, he said.

The Telangana government’s focus on Indiramma Houses and LIG housing towers in the CURE region also highlights the growing importance of housing for lower-income and middle-class households, the company said.

The Awaas Plus-2024 survey identified more than 11.56 lakh rural poor families as eligible for housing assistance under PMAY-G 2.0, reflecting the scale of housing requirements across the state, it said.

Aadhar Housing Finance said it has witnessed year-on-year growth in its customer base across Telangana, reflecting increasing demand for formal housing finance among low-income and middle-income households.

The company has more than 100 branches across Andhra Pradesh and Telangana and serves over 13,000 customers, while continuing to expand its presence in emerging urban and semi-urban markets.

With its branch network and technology-led approach to underwriting, collections and asset quality monitoring, Aadhar Housing Finance said it is focused on supporting homeownership aspirations across Telangana.
